Ballyness is a five-star holiday park on the outskirts of Bushmills, sitting across 36 acres of open North Antrim countryside. With 91 holiday homes spread across that space, it has an unusually generous feel — every site has its own character, and the space between homes is a world away from the typical holiday park. It’s also a park that has been recognised for it: AA Caravan Park of the Year for Scotland and Northern Ireland, recognised by Practical Caravan six consecutive years as the Best Park in Northern Ireland, and the UK’s overall best park for 2025 — all voted for by customers, not panels.

You’re within walking distance of Bushmills village, with its restaurants, pubs, and the world-famous distillery ten minutes from your door. The North Coast’s main attractions — the Giant’s Causeway, Carrick-a-Rede Rope Bridge, Ballintoy Harbour, and many world-renowned beaches — are only minutes by car, as are the seaside towns of Portrush, Portstewart, and Ballycastle. In any direction you’re never far from somewhere worth exploring — from the wide open space of Downhill and Binevenagh to Cushendun and Glenariffe Forest, three separate recognised areas of outstanding natural beauty, all on your doorstep.

The North Antrim coast has no shortage of well-known attractions, but it’s the quieter spots in between that most people only discover once they’re here. Having your own place at Ballyness means you get to find them.

Ownership At Ballyness

When you buy a holiday home at Ballyness, you own the home itself. Keeping it on a named pitch within the park is covered by a licence agreement — a document regulated under the Caravans Act and overseen by the National Caravan Council. As an NCC Approved Holiday Park, Ballyness works to standards that go above the legal minimum, with specific protections built in for buyers on everything from pitch fee increases to what happens if circumstances change.

Every new sale comes with a 15-year licence — three years longer than the NCC minimum of 12. That term gives you the security to settle in and genuinely make the place your own. Depending on how well the home is maintained, it may be possible to continue beyond the 15-year term — there’s more detail on this in the FAQ below.

Holiday home ownership is for holiday and recreational use. There’s no limit on how often you use it — you can be here every weekend throughout the season or even longer if you like. The one requirement is that you have a permanent main residence elsewhere; the holiday home cannot be used as a primary permanent address. This keeps the park exactly what it is: a genuine holiday park, with all the atmosphere and community that brings.

Part of what makes Ballyness the place it is comes down to who’s here. Every home is personally owned and personally used, which means you get to know your neighbours and a settled, friendly community builds over time. New owners tend to find their place in it quickly. For that reason, private letting isn’t something we permit — but your friends and family are more than welcome to use the home as often as you do.

The annual pitch fee for 2026 is £3,600 including VAT, covering your gas service, end-of-season drain down where required, and the general running costs of the holiday home side of the business. Pitch fee changes are notified in early November or late October — ahead of the 1 December review date — to give owners as much time as possible. Increases are tied to running costs and are limited by the terms of the licence; over the past five years, rises at Ballyness have averaged 2.8% below inflation.

At the end of the 15-year licence term, owners whose homes are well maintained may be offered the opportunity to continue on an annual basis at a higher pitch fee, rather than remove the home. It’s an approach that has grown from the quality of homes we now sell. More detail on this is in the FAQ.

The park

Ballyness opened in 2000 with a clear intention: a rural park with proper space around it, where the countryside is the backdrop and every home has its own place within it. Twenty-five years on, that hasn’t changed.

The park covers over 36 acres, with only 91 holiday home pitches across it. Spacing between homes is generous throughout. The 8-acre woodland dog walk runs nearly the full width at the back of the park — and on its own is larger than some other holiday parks in their entirety, including parks with more pitches than we have.

Wildlife has been part of how the park has been developed from the start. The ponds at the heart of the park are home to kingfishers, moorhens, herons, and cormorants. Rabbits and Irish hares are a regular sight throughout the grounds. The hedgerows, planted woodland, and areas of deliberately uncut grassland — left to grow wild with natural wildflowers — bring in a wide variety of garden and countryside birds: robins, wrens, blue and great tits, goldfinches, chaffinches, blackbirds, song thrushes, and swallows and house martins in season. Buzzards soar over the park regularly, and the occasional grasshopper warbler has been spotted in the longer grass. When you stop and pay attention to what’s around you, there’s usually something worth seeing.

Facilities for owners include: mains-piped LPG gas to every pitch (no bottles, no risk of running out), secure on-site private Wi-Fi, satellite TV at every pitch with no individual aerial required, the Games Barn — currently being extended and upgraded — with pool tables, PlayStations, an interactive sports cinema wall and air hockey, a large play park and football pitch, CCTV and a barrier system for overnight security, 24-hour emergency support, laundry facilities in the amenity building, and an on-site bus stop served by the Causeway Rambler, which operates between Coleraine and Ballycastle stopping at all major attractions and locations along the coast.

Ballyness is owner-managed. Conor oversees all areas of the business — from sales to maintenance and day-to-day operations — and it’s as much his home as his business; he lives on site. Owners have a direct line to him at all times. The rest of the team are long-standing and know the park well; between them, home owners are well looked after.

The season

The core season runs from St Patrick’s weekend in early March to just after Halloween in early November. The park has always opened for weekends in February, weather permitting, and that continues.

From the 2026 season, owners whose homes are built to residential BS 3632 standard have the option to use them for the full 12 months of the year through a winter opt-in scheme. This applies to most of the homes currently for sale. Winter use is opt-in — you register by the end of August each year — and the additional charge is calculated from the extra costs involved in keeping the park running through those months, divided only among those who opt in. Winter access is subject to weather and any planned maintenance.

The homes

Ballyness sells homes primarily from two manufacturers: Pemberton Park & Leisure Homes and Beverley Leisure Homes. Both were chosen for build quality and their commitment to producing the best homes they can at their respective price points.

Pemberton are one of the most established manufacturers in the UK, with a strong residential range covering a good spread of sizes and budgets. The majority of their homes are built to residential BS 3632 standard — properly insulated, double-glazed, and centrally heated, designed to be comfortable right across the season.

Beverley are a smaller, family-run manufacturer based in East Yorkshire with a growing reputation for exceptional finish and attention to detail. The homes we order from Beverley for the park are custom-built to a layout developed specifically for Ballyness over a number of years. If we have an empty pitch with no stock assigned to it, Beverley homes can also be fully specified by a customer from the ground up.

Most homes for sale range from £72,000 to £125,000. Full specifications, photography, and pricing are on the stock page. If none of the current stock suits, or we have vacant sites without stock assigned, the option to specify your own home may be available — this is more likely between November and January, when we are ordering for the following season. How to buy

When a home or site becomes available, the stock page is updated, anyone on the mailing list is notified a few days in advance — before it’s advertised more widely. Sales are on a first-come basis, so the mailing list is the most reliable way to hear first.
